Boundaries can cause problems when a fence is to be renewed or replaced or a new development is taking place next door.
It’s necessary to ensure you know the exact place where the boundary is.
This is shown on a survey plan known as a ‘Deposited Plan’.
A copy of this plan can be obtained from Land Information NZ at a cost of $8.
Search the website of Auckland Council to find the legal description to your property which will look something like Lot 1 DP 12345 and then UI (Unique identifier) number.
Old titles in Auckland will have a NA number.
You can then order a search of your title with a diagram. The diagram is the Deposited Plan.
By ordering a title with a diagram you’ll save the cost of ordering a separate Deposited Plan.
If it’s likely a dispute may arise, each party should engage their own surveyor to show exactly where the boundaries are.
This is an expense you should incur to protect your investment in your property.
You should get quotes from local surveyors before engaging one.
Your own surveyor will help you to protect your property and show any inconsistencies in the neighbour’s approach.
It’s better to do this early rather than have problems later. You don’t want a sale delayed because you failed to act earlier.
